In the current market it isn’t difficult to secure tenants as demand is outstripping supply. So when another other Letting Agent tells you they can let your property quickly – that may be true. However securing the right tenant is key to success. This is where we set ourselves aside from the competition. We will ensure we listen to your requirements and match the correct tenant to your property.

In the current economic climate, choosing the right letting agent to look after your property has never been more important. You are entrusting your property to an Agency which may be one of the biggest assets you own. The process of letting a property is, in theory, a very simple process. Tenants are registered by an agent, shown an appropriate property according to their needs, fully referenced and then move into their new home. However this theory is so easily corrupted when this process is not followed.

Other Letting Agencies simply take a name and contact number when booking in viewings; they don’t register the applicant fully which leads to problems further down the line. For example; the prospective tenant has a dog, however your Agent hasn’t asked whether they have any pets? This could result in tenants moving into your property with a pet in direct contravention to your lease. Or perhaps your Agent has made the assumption that the prospective tenant is working full time. Yet when it comes to the referencing process it appears they are only working part time and receive top up housing benefit. Therefore in accordance with the referencing companies guidelines the prospective tenant would fail referencing or would need to supply a Guarantor. All of these situations are so easily avoided when you spend time qualifying and getting to know your clients – like we do here at Burns Estates.

Adhering to a strict registration process we take time to get to know our applicants to avoid situations such as this. Our application vetting process combined with detailed referencing Burns Estates aim to find every Landlord their perfect tenant. And unlike other Agents we are also dedicated to making sure every tenant finds their perfect home.

We look after our tenants from the day they register their details with us. With an active database of clients who are spoken to daily. It is vitally important to establish a good rapport immediately to ensure tenants trust us to look after their interests. We find that our unique approach often leads to long term tenancies which results in security of income for you as a Landlord.

Other Agents purely focus on letting properties to the first tenant who shows interest/pays fees; however we at Burns Estates are here to look after your investment. We qualify our applicants and match them to your specific requirements.

We understand how easy it can be for a Letting agent to take the first person who walks through the door, regardless of financial position, references or quality of applicant. As an ARLA Licensed Agency our prime objective is to match the right tenants with the right property, ensuring both Landlord and tenants are happy, and encouraging long term lets for our clients. This means securing rental income for Landlords & security of a longer term Tenancy for Tenants. This allows both parties to plan their expenditure and minimise future extension fees making the process of renting as cost effective as possible.

Once the Tenancy has started you will have your very own dedicated Property Manager to ensure you have a direct point of contact throughout the Tenancy.

Other agents rely on old fashioned marketing methods; waiting for the property to go live on the internet & waiting for the phone to ring. However with our proactive approach we make our applicants aware of new properties coming onto the market before they hit Rightmove. COMPLAINTS PROCEDURE

We realise that things can go wrong and there may be occasions when you feel that we have not provided the service that you would expect. When this happens we want to hear about it so that we can try to put things right.

If you have a complaint we would ask that you first put your concerns in writing to the Branch Manager. Your complaint will be acknowledged within 7 working days.

Your complaint will then be investigated and you will receive a written response within 14 days of the date of the acknowledgement.

If you are still unhappy with the response you have been given, you should then direct your complaint to Caroline Kelleway at Hawthorn House, 1 Lowther Gardens, Bournemouth, BH8 BNF.

We will acknowledge your correspondence within 7 working days. We will then carry out an internal investigation and let you know what actions we have taken or will take concerning your complaint within 28 days. If necessary we will arrange to meet with you during this period.

If you are still not satisfied after the last stage of the in house complaint procedure (or more than 8 weeks has elapsed since the complaint was first made) then you have the right to take the matter up with the The Property Ombudsman Ltd without charge.
